The urban planning concept of Seestadt Aspern clearly draws on the fundamental principles of the European city: street, square, and enclosed courtyard – we are building upon this. Together with Gangoly & Kristiner Architects, we have developed four freestanding volumes atop a continuous plinth. These integrate into a loose urban fabric and are defined by three distinct façade typologies.

A reference is made to the surrounding buildings in the southwest corner of the site. The area is deliberately left free of a high point.

The design reinforces the perimeter block as a defining motif: a clearly structured, communicative urban space on the outside and calm, sheltered courtyards on the inside.

The enclosed courtyard provides designated areas for children's play. Beyond this function, it remains unactivated, serving as a private and tranquil retreat.

Permeable wind flows promote a pleasant microclimate, further enhanced by the opening toward the park.
Vibrant streets
The communicative spaces in front of the residential and commercial entrance zones are being enhanced. The street becomes a space for life.

The three façades


The buildings are structured into three clearly defined urban façades, each with a distinct and easily identifiable entrance. Regular façade segments create a robust base pattern with floor-to-ceiling glazing. The nearly freestanding tower at the park features a continuous wraparound balcony layer, incorporating varied railing designs and planting structures.
This emphasizes its unique position within the urban context. In the courtyard, a continuous balcony zone equipped with raised planters, photovoltaic elements, and an attractive railing creates well-defined private outdoor spaces and provides a strong foundation for personalization. The walls facing the courtyard are finished with glazed wooden panels.
A robust base pattern that allows for flexibility in the floor plan development.
«Functional flexibility
Residential and atelier-style units extend into the courtyards, including the ground floor. They contribute to the sense of enclosure and retreat. Commercial spaces are strategically positioned at the prominent southern corners along Jina-Mahsa-Amini-Allee.



The robust concrete plinth provides a stable foundation for the hybrid construction above, which combines solid brickwork and sustainable timber elements.
