The residential development “Vršovice – Botic” in Prague combines housing with community spaces, restaurants and retail. The attractions that extend across the site create an open-plan ground-floor zone and versatile spaces suitable for a variety of uses.

In terms of urban design, the project draws on the existing block perimeter structure and at the same time opens out onto the newly designed park along the River Botic. Whilst a clear urban facade faces the street, balconies and terraces are oriented toward the quiet, communal courtyard.

Due to its location between the urban space and the park, the residential complex takes on a special, membrane-like significance as a transitional zone and an interspace between public, semi-public and private areas. The entire ground floor is intended for public functions such as a café/bar, a mobility point, retail or as a rentable studio and office spaces. The building’s orientation and accessibility are articulated by a terraced stepped arrangement towards the park.
Different housing types are organized around four circulation cores. The adjoining apartments, corner apartments, terraced apartments and small apartments with optional work areas offer flexible combinations. Communal spaces are distributed across all floors. This creates a diverse mix throughout the entire building – an added value for the community. All apartments have private outdoor spaces.
Social and environmental dimensions are combined in a variety of ways.

The inner courtyard is kept green intentionally, creating a calm and contemplative atmosphere and ensuring a pleasant microclimate even during the summer months. The ground cover consisting of shade-tolerant perennials and grasses reinforces the woodland character.
The building is intentionally oriented towards the surrounding urban grid.
Social networking creates social cycles – forming communities is a key achievement of architecture.
